Short listing ad blurbs
Updated
Problem it solves
Listing ads need to be short and specific. The facts are already on the listing sheet.
Best tool
- ChatGPT (free chat)
- Claude (free chat)
- Gemini (free chat)
- Copilot (free chat)
The free chat is enough for one draft. ChatGPT, Claude, Gemini, and the free Microsoft Copilot chat can each do this. A paid plan only helps if you hit a usage limit. Copilot inside Word, Excel, or Outlook is a separate paid Microsoft 365 feature. You do not need it to try this once.
Copy-paste prompt
Turn these 5 listings into short ad blurbs (under 25 words each) with the neighborhood, price and one standout feature: [paste listings]
Replace every [bracket]. If you cannot fill one, delete that line.
Example output
A usable draft is five blurbs, each under 25 words, each with the neighborhood, the price, and one feature from the listing you pasted.
Tips
- If a blurb adds a feature that is not on the sheet, cut the feature.
- Count the words. The limit is the point.
Time saved
Estimate: five blurbs are a short editing pass if the listing facts are already copied. Do not count it as a campaign result.
How to use it
- Copy the prompt. Copy the prompt on this page into a free chat.
- Fill every bracket. Replace each [bracket] with a fact from your own notes. If you cannot fill one, delete that line instead of guessing.
- Edit before you use it. Read the draft against your notes. Delete any price, date, name, or promise you did not supply. You decide what gets sent.
