Three texts for a quiet buyer lead
Updated
Problem it solves
A new lead goes cold because the follow-up is either pushy or missing. You want three helpful texts and no hard sell.
Best tool
- ChatGPT (free chat)
- Claude (free chat)
- Gemini (free chat)
- Copilot (free chat)
The free chat is enough for one draft. ChatGPT, Claude, Gemini, and the free Microsoft Copilot chat can each do this. A paid plan only helps if you hit a usage limit. Copilot inside Word, Excel, or Outlook is a separate paid Microsoft 365 feature. You do not need it to try this once.
Copy-paste prompt
Write a 3-text nurture sequence for a buyer lead who asked about homes in Summerville but hasn't answered. Helpful, local, no hard sell. [your notes]
Replace every [bracket]. If you cannot fill one, delete that line.
Template
Lead asked about: [area or type of home] Town: [town] Last contact: [date] Something true you can offer: [a listing link you have, or a question, not a made-up house] Text 1: Text 2: Text 3: Stop if they say no.
Download saves a .txt file. buyer-lead-texts.txt
Example output
A usable draft is three short texts, local and useful, with a question a person can answer. No fake scarcity and no claim about a house you have not seen.
Tips
- The prompt says Summerville. Change the town if that is not your market.
- Do not let the draft invent inventory, school claims, or a price drop.
Time saved
Estimate: three texts are a few minutes to edit. The time you get back is the blank-page part, not the relationship.
How to use it
- Copy the prompt. Copy the prompt on this page into a free chat.
- Fill every bracket. Replace each [bracket] with a fact from your own notes. If you cannot fill one, delete that line instead of guessing.
- Edit before you use it. Read the draft against your notes. Delete any price, date, name, or promise you did not supply. You decide what gets sent.
