Listing description from the fact sheet
Updated
Problem it solves
The description either copies the last house or adds a view the house does not have.
Best tool
- ChatGPT (free chat)
- Claude (free chat)
- Gemini (free chat)
- Copilot (free chat)
The free chat is enough for one draft. ChatGPT, Claude, Gemini, and the free Microsoft Copilot chat can each do this. A paid plan only helps if you hit a usage limit. Copilot inside Word, Excel, or Outlook is a separate paid Microsoft 365 feature. You do not need it to try this once.
Copy-paste prompt
Write a listing description under 150 words from this fact sheet only. Include the neighborhood, beds, baths, and price if they are on the sheet. Do not mention schools, flood, or renovations unless they are on the sheet. Fact sheet: [paste]
Replace every [bracket]. If you cannot fill one, delete that line.
Example output
A usable draft describes only what is on the sheet, in sentences a person would say. No “charming” stacked on a feature you did not list.
Tips
- If the sheet does not mention a garage, the description does not get a garage.
- Fair housing rules are yours to follow. Cut any line about who the neighbors are or who the home is “perfect for” if it describes people rather than the property.
Time saved
Estimate: one description is a short edit if the fact sheet is complete. A missing fact sheet means you are not ready for the prompt.
How to use it
- Copy the prompt. Copy the prompt on this page into a free chat.
- Fill every bracket. Replace each [bracket] with a fact from your own notes. If you cannot fill one, delete that line instead of guessing.
- Edit before you use it. Read the draft against your notes. Delete any price, date, name, or promise you did not supply. You decide what gets sent.
Where this came from
- Original to this library.
