How Charleston hotels and rentals use AI to set the price

Are you pricing your rental the same way you did three years ago? A lot of owners are, and some of them are leaving money on the table.

Two Charleston examples show what changes when software sets the rate instead.

The Dewberry

The Dewberry Charleston is a 155-room independent hotel without a dedicated revenue manager. It uses IDeaS G3, a machine-learning system that handles pricing, availability and overbooking by room type.

According to IDeaS, the hotel has seen year-over-year gains in average daily rate, revenue per room and occupancy since it installed the system.

Dunes Properties

Dunes Properties of Charleston manages vacation rentals. Its former director of vacation rentals told PriceLabs that one property went from $18,000 to $20,000 for the same stay after switching to dynamic pricing. That’s the vendor’s story, so treat it as a data point, not a promise.

What to take from it

You don’t need a hotel to use this. If you have even one short-term rental, pull up five comparable listings near you and compare rates week by week.

Then ask an AI tool to point out where you’re underpriced and what amenities you’re missing. It takes 15 minutes and tells you whether a pricing tool is worth paying for.
